Yes, more bank appointments will certainly have to follow. But since I first wanted an overview after getting information here in the forum, this conversation was already very meaningful and informative!! Next, I wanted to visit an architect recommended by acquaintances. According to our acquaintances, this architect was very economical with the capital during their house construction, including their "Must Have's"! Let's see what kind of house he can calculate for us.... What do you estimate is roughly the price difference between prefab and solid construction?

The situation with the house sale is currently very relaxed for us, as we already have a buyer!!

For our house type, the difference between the preferred prefab house provider Fingerhaus and GU Massivhaus was nearly €30,000. Fingerhaus is simply not cheap.

I'm glad that you have a buyer. Then off to the notary as soon as possible.

First of all, a Happy New Year to everyone!!

The thing with the notary is certainly still too early.
First, we have to work out our house idea for an affordable price (without any headaches!!) and only then will the next steps follow.
So: Brr - Take it easy with the young horses....

30,000€ is really a lot of money...
Have you ever had everything calculated by an architect??
Couldn’t this possibly help save money....??

We did not go to an architect, but we have two in our circle of acquaintances. We only inquired there about the basic procedure. We want to live in the new home as quickly as possible, and the potential buyer at the time wanted to move in as soon as possible. We currently live in the already sold house in the granny flat; the new owner moved into the main apartment three months ago. The factor of time was very important to both parties. In addition, we have the security of the proceeds generated from the sale.

However, in our neighborhood, there are almost only architect-designed houses. The duration of the house construction varied greatly between 12 and 18 months because the trades were tendered.

I think there is definitely potential for savings here for you.

We have to vacate the apartment in August. We started construction work (excavation) in November, and if all goes well, we will be in by June.

Many potential buyers did not want to wait that long.

The new homeowners were fate. We are now good friends. We will also remain neighbors.

How certain is it that the potential buyer of your existing house will actually buy it?

What does the construction duration have to do with the single tender?

We plan about 9-10 months for the construction - ala architect-designed house. And almost everyone in the area who built like this had that construction time...
