In detail, each trade was discussed extensively and only fully planned out after our respective signature.

With the architect, you also have the decision of which company should carry out your trade.
With the general contractor, the planning department determines this. This decision is missing. That is correct.

But as I already wrote: Build according to your taste. Whether architect or general contractor, both can have advantages or disadvantages.

I absolutely agree with you - there is no right or wrong there. Idiots exist in abundance in both types...

Nothing more needs to be added to that.

Hello,

What exactly do you want to decide in detail for your BV?

Which craftsman company should do what, own contributions in partial areas (not just the famous floors and paintings), having certain areas done by external planners, discussing certain executions beforehand...

Yes, you will surely tell me now that all of this is possible with you – unfortunately, I know enough general contractors where you are no longer a client...

There are supposed to be commendable exceptions there as well

What I find worst are sampling appointments (preferably everything in one day) – although there are big differences there too.

And in the end, quality plays a role – a general contractor operates differently than an architect, who should be an expert. Don’t take it the wrong way, but a general contractor is more likely to cover up botched work...

When I read such generalizations again...!

I wouldn’t say that a GU or an architect carries out any work on the house – at least not any where you could cover up botched work. That’s still the responsibility of the craftsmen – and even there, companies usually send employed craftsmen...

And honestly: who, as a layperson, takes it upon themselves to interfere with technical details, unless they themselves work in construction/crafts or are engineers? Otherwise, even some GUs are questioned about details or the client can influence things... likewise, there are architects who like to make recommendations and build differently accordingly.

Best regards, Yvonne
