Have you at least had the [Bauleistungsbeschreibung] professionally reviewed? Probably not, judging by how the thread has been going so far...

No offense, but you really have no idea and have signed a contract, probably without knowing what is missing from it / disadvantageous for you.

If necessary, have it reviewed retrospectively now, so at least you know what to expect...

Otherwise, very likely a very abrupt and nasty awakening will come during the course of the construction...

Ok thanks. How much is that approximately? Around 1000 euros?

Overall a crazy price. Either got lucky or there will be more to come.

Until now, I wasn't really aware that this is very good price-wise. Maybe it's because my sister went to school with him and since I told him from the start that I want to build with him, he might have left out one or two percent markup in the end. Or there really will be one or two more things coming, which I hope not. With the costs I have just learned about here, it might just work out if the loan cannot be changed anymore.

No, unfortunately we did not have the construction service specification reviewed. I had people from my circle of acquaintances read it who have either built themselves or understand something about construction. No one really knew if the prices were good or bad, because for most it was just too long ago and you can’t compare the prices with those from 5 or 10 years ago. But no one noticed anything negative about the description itself. I am aware that I currently have no idea about building. I just think that won’t change unless you take decisive action. I was lucky to still be approved for KfW55 and lucky to get a still fairly favorable interest rate. If I call it off now or postpone it, that would probably mean it becomes more expensive again, and then the loan amount might again not be sufficient. The builder said he has me scheduled for July, provided the building permit doesn’t take too long, so that the roof is closed by winter and the windows are installed.

Then I’ll stick to my eyes closed and push through. But please mentally prepare yourselves for massive additional costs. Should they not occur after all and all the other builders in this forum simply pay too much and you have found the only nice BU in the republic, then rejoice in hindsight.

475+56 would be 531k, so the big question is: what happens with the financing if it becomes +15% (= 611k)?
I hope the stove is purely for coziness, does not play a relevant role in the heating calculation, and could also be reserved for retrofitting. It would be best if you show the design in a new thread linked here (so that the completed questionnaire can be included in the opening post), because otherwise our ideas about the complexity are very much guesswork; and you should also add the construction service description. With the current vague information, one can basically only wish you good luck but give few substantial hints.
