The good thing is that by omitting the fireplace and reducing the kitchen, you have a good 15-20k as a buffer. I don't think the costs for painting and flooring are sufficient. There will be a lot of filling work, and if you choose something a bit more than simple laminate, you will probably have to compensate here as well. Additionally, there are baseboards all around, adhesives, or impact sound insulation.

I have already had material costs of 4000 euros for paint and materials for my 125m2 house. Priming, paint, varnish, and additional materials cost money. The kitchen was significantly cheaper in comparison, "but" from the Swede.

Depending on what jobs you have, it may be cheaper to outsource the work and meanwhile go to work yourself.

Regarding the individual positions, I cannot comment as competently as other commentators, so just the note that you might need additional financing or have to cut something, a fate however shared by (in my estimate) about 97% of builders. I join the "close your eyes and push through" approach. It will get easier.

we have signed a "consumer contract" and the construction description. Basically, he also sells houses with land, but in our case GU is probably correct.

Regarding the points you mentioned, the following:
Surveying, soil report:
Surveying is included in the construction description and the soil report is basically only important for the GU, right? The GU said he doesn’t need it because it usually states in the end that it should be inspected on site anyway. That’s why he would rather send the excavator driver over beforehand to make a hole if he’s already nearby. Also, the GU has already built about 50-100m away in a straight line and already has an idea what to expect. Probably gravel.

Regarding the upgrade, I hope nothing more comes. Bathroom, doors, staircase, etc. are basically all included from my point of view and we actually like them.
Maybe a bigger washbasin in the WC, but otherwise the types are largely listed in the construction description and we googled what they look like.
Currently, I only really see sockets that could still be added. Or what else usually might come that one tends to overlook?

I have corrected my calculation upwards for building permit and construction power supply and included insurances. Thanks for the hint.

Is the expert absolutely necessary? The bank usually sends an architect to inspect after the construction anyway.

I haven’t signed with the bank yet. However, the interest rate from the mid-January offer is still there, which I would sign. He said he only still gets that because he was on sick leave for 5 weeks and postponed the appointment with us. Whether that’s true or not, I don’t know. In any case, I would talk to him again before signing to see if it might be possible to increase the amount with the same terms. We actually have some leeway with the loan-to-value ratio.

As mentioned, all painting work inside and outside is to be carried out by us, as well as flooring except for the above-mentioned 3 rooms. Otherwise, I find few points that need to be provided by us. Even the removal of the excavated material and possibly the delivery of fill material is included in the price. He will also bring the construction power box.

Yes, I also suspect that it could be tight. If the Kfw grant for the outdoor area is not enough, that wouldn't be a disaster for me at first. For example, you can also only do the driveway 2-3 years later. Many people do it that way. The important thing is that we can pay all the bills by the move-in date, and I am already a bit worried that I might have overlooked something.

Yes, you need the surveyor, otherwise someone only looks when everything is already finished. But that rarely helps, as much is no longer visible. You can save yourself that, but it may become expensive later.

If everything is supposed to be included, the price is of course even more interesting...
Is the construction service specification available online?
