Oh, thanks. The construction description is not available online. I would say it’s a mix of copy & paste from his standard descriptions and then the things we basically specified. For example, how the shower should be executed, etc. For the heat pump and ventilation system, for instance, we gave him free rein because he said he wanted to install his standard types anyway. Depending on the living area, the type is chosen, but otherwise it’s basically mostly the same. I don’t mind that either.

So, the house is not a "catalog" build in that sense. We gave him sketches so he knew what we wanted, and based on the sketches, the design drawings with accurate dimensions were made for us. As a layperson, you don’t really know exactly how long the staircase will be, etc. So he had to finalize our sketches first. As a result, the external dimensions ultimately increased, because otherwise the room layout wouldn’t have worked out, and accordingly the price increased compared to the first offer and construction description. However, at that point, he was still assuming the external dimensions from our sketches. The loan application was already made before we had the final price.

With the program "Sweet Home 3D" we simply drew the whole thing and oriented ourselves a bit on the floor plan of acquaintances. Of course, now it’s no longer exactly as we drew it. For example, the technical room is now somewhere else. We also forgot one thing or another. The garage is different too, etc., but more or less the design or designs (since there were several) are like how we drew them.

We also planned our house completely by ourselves and have been completely satisfied so far, so why not?

The measurement by the construction company and the surveying are different things.

If it’s about the loan, I would plan more buffer, that reduces the stress.
