Only as a direction, we also went from the house to the semi-detached house and super happy because we don't have to worry about finances. Just today ordered a well for the garden. Loan 250 2 children wife part-time. Income without bonuses 4500 net

Simply upgrading to RC2 (not N) window sashes and doors alone is really expensive (with almost all providers).

Read about the degree of the very strongly increased number of break-in crimes... crazy. The village here is very sheltered (no highway nearby, rather densely built, not too attractive) - still, I'm now thinking about a goose that I let roam freely.

We are about the same age as you, but already have a child in the household. It was very important to us not to have to make any major or even any financial compromises, as the risk of exceeding the amount quoted to us by various providers for a single-family home was too high. Therefore, I must answer your question "would you do that?" with no. We decided on a new-build terraced house; if the selected semi-detached house had still been available, we would have chosen that as well. For the price, we would not have found a nearly new existing property in our region either. We have a similar financing amount (including a large buffer for other doors, floor plan changes, different tiles, etc.). We finance with one salary, while the other full-time salary goes into special repayments, reserves, vacations, etc. However, I would not wait much longer, especially not until the family planning is completed, as this can still be delayed for many reasons.

Otherwise, I recommend an existing property – building a house often involves a chain of unforeseen construction costs, usually in the four-figure range.

That's right, I forgot painting and floor works above. That's a casual extra €15,000 and we've cracked €400,000.

Upgrading the windows should be approached thoughtfully. Nobody needs safety glass, but more mushroom locks are necessary. People don't throw in the glass; they break the lock. And even without RC2, you don't just break a triple-glazed window that easily. More mushroom locks for the ground floor and windows on the upper floor that are easy to reach come in under €1,000. (The real additional cost of the materials is around €30-40.)

The "problem" with a terraced house/semi-detached house here is that basically only the plot is saved on, and the plot itself is still comparatively inexpensive.
