Assuming there really is land available for TEUR 80 in your region, you have to budget at least TEUR 40 for additional construction costs; these expenses do not yet include painter and floor covering work, as well as exterior facilities. This means TEUR 210 remain for the pure house. Now, small houses always have the annoying characteristic that they are - in proportion - more expensive than larger single-family houses. Let's further assume that 130 sqm of owner-occupied living space is enough for you; in BW, about TEUR 215 would be on the clock.

Based on this example calculation, you are already TEUR 5 in the red, have no floor coverings + co, no buffer, and - in my view - no secured future! The clearly more secure future option, I see in saving more equity or, alternatively, purchasing a condominium in the first step.

But - you are the master of your fate; if you want to place your trust in the awning seller: go ahead. However, you should not complain later when the users’ forecasts here come true.

I can only speak for myself: we started with wanting to spend a maximum of 200,000. Quickly we also realized that would never work. Then 250,000 became our goal, which was barely affirmed by the cheapest provider in the region. Then as we looked further at other providers, we realized that actually none of them came close to the price of the cheapest provider. And then we decided on the reputable company anyway, where the house just costs 50,000 more. In the end, we calculated with 330,000, but we are already 30,000 over that, which we are paying ourselves with over 1500 savings rate per month. Not really feasible with children and one income.

There is a good reason why almost no one has a basement and/or a real brick garage, and why the building design is mostly kept rather simple.
