So we have already calculated that we can pay about €900 per month with children.
In our current situation without children, we could pay over €1500.
We are simply relatively frugal people, so that’s possible despite low incomes; that’s also where the saved €50,000 comes from, which remains for financing after deducting all new purchases.

Re-entry after parental leave will work without problems, she works for a church employer, which is structured and organized similarly to the public service, so we are very confident about that.
The plan is initially for her to work 70%, see my calculation in the first post.
In case of any problems with the children, we also have both sets of parents nearby, should any timing problems arise.

No big salary jumps are expected except for the usual 2-year salary increases of 2-4% after collective wage negotiations.

We really do not want to wait longer so that no further financing time is "wasted."

We don’t have a building plot yet, so the first offer from the solid house provider is calculated as follows:

Building plot: €80,000
Construction costs: €232,600
Incidental building costs + costs for outdoor facilities: €12,942
Notary + land registry: €2,000
Property transfer tax: €4,000
Total: €331,542

We are worried because you write that it is impossible to build for this amount. The offer was made for the turnkey house including garage.
Sure, the land comes on top, but otherwise, there shouldn't be any additional costs. As shown in the first post, we have already set aside further equity for new furniture.
Also, the plot price of €160 per sqm for 500 sqm is realistic according to initial research here in the region, isn’t it?
The offer comes from Town & Country, we would be very interested in your experience in connection with your post, are we being blinded?

But for exactly this reason, I started this thread; you are all much more experienced than we are and can usually assess this better. The fear of taking on too much is naturally there, and that is precisely why we would be very happy to receive more detailed and numerous answers, even though it is certainly very time-consuming to respond to us because of my many details.

But 13000 will never be enough for additional construction costs. Who comes up with this odd amount, which still includes outdoor facilities? For additional construction costs, you should calculate three times that amount, plus 10-15 thousand for the outdoor facilities. Did Town & Country give you these numbers?

That is how it is stated in the financing requirement from Town & Country, yes. The Town & Country financing service has already sent us the first offers from the bank; they should complain if this is completely unrealistic, right?
