Usually the prices are in relation to the land prices (cheap building land, cheap existing houses) It’s about the fact that the dream is over faster than you can live in the dream house, namely when the bills arrive that you _cannot calculate_ or _did not calculate_.

Something like that was available 3 years ago for 170,000 built in 2004, but it sold faster than one could view it.

A detached house with similar sqm and 850 sqm land from 2004 without renovations and already showing wear here and there after 10 years was sold early last year for 265,000. We made a mistake and didn't buy it. Although a realistic value here was max. 220,000. But demand determines the price, and in our area there is nothing for a normal price.

Rent prices around 6.70 - 7.20 are normal for houses that are already a few years old.

Cheap building land is also available in the municipality for 50 - 60 €/m2. In the district town, it starts at 150, not rarely even 250.
Acquaintances bought a plot with a dilapidated house on it for 200k. 400m2. They demolished it down to the basement and built new on it.

In our area, a slight madness has already broken out in this regard, also because huge companies have their headquarters here and because it is the catchment area of Nuremberg and partially also Regensburg.

The loan installment would be just under 900. All monthly incidental costs (2.50 per sqm) would be estimated at just over 300.
That would be 1,200 monthly.

The topic of defective electrical appliances, daycare place, etc.... is of course absolutely correct and that is why we also have our doubts.

What did you find there? We see end-terraced houses for €259,900 + additional costs. There is hardly any price difference for us compared to the much more comfortable single-family house.

What does "comfortable" mean to you?

Practically no price difference... that’s coming from someone who brings home 1500 or however much monthly... for that difference you can work hard for 3 or more years! You can only compare houses if you set the costs against the living value. But the expenses for a house that you have built yourself are quite flexible, especially when it comes to, for example, earthworks. Town & Country also can’t look into a crystal ball. Are you even aware that certain things are NOT listed, like a satellite dish or interest on construction loans? By the way, I expanded the search radius to 10 km on Immonet, because one searches within a radius and not in a single town. But a mid-terraced house is probably not "house" enough for you? I think: it fits your income!

To be honest, I’m tired of bursting some people’s dreams. And I haven’t even used my direct words yet. But your naivety has limits here and now for me.

I’m going to buy a car tomorrow: a new Range Rover would be fine... my recently broken-in one is actually a bit uncomfortable compared to the RR!
