Would you make this financing?

I keep having to read with surprise that such properties are recommended. Do costs not exist in your area? For example: In a community with 6,000 inhabitants, a house from the year '79, hardly renovated, heating from the construction year!, 1300m2 land, 100m2 developed and almost 100 m2 still expandable = €280,000. A little paint won't do here.

15 km away in a district town with about 25,000 inhabitants, you can get something like this for €100,000 more.

Used properties here in the area are in no way inferior to new builds.

You write that with part-time work, Mrs. Frau is left with just under €3000. For the loan and ancillary costs (according to the Town & Country house cost calculation without special requests), you have to reckon with around €1500 (several posters, which is understandable). You are left with €1500 per month to live on. You have to calculate yourself: insurance including retirement, living expenses, drugstore + clothing, pocket money, later daycare, etc... defective electrical appliances have to be replaced sometimes, a trip, the sports club...

The problem is that with building a house it can go well (within the calculated costs), but also quite often (so not rarely) thousands of additional costs can arise. A delay in moving in by several months leads to a double burden due to commitment interest (monthly in the three-digit range). Early termination means moving into a holiday apartment costing on average a thousand per month. Higher wear and tear on the car with DIY garden and paving work – if you can’t pay €100 for stone delivery, then you have to drive back and forth yourself. One thing leads to another. If the buffer is then used up by a kitchen, curtains, blinds, lamps, and lawnmower, then nothing comes in due to the low income. You have to calculate that! There is nothing left to buy a few plants every month. The worst (and also not the rarest) scenario is that the relationship suffers because of money troubles. Add a crying toddler – not rarely do individual spouses wish that time could be turned back. The house is ultimately cursed, accusations are made at the partner.

A used or starter property is easier to calculate. You pay what is calculated, you can factor in new paint for the walls, and you do the terrace only in three years. Also, this existing property often boasts some special features that you are still dreaming of in your new build.

What did you find there? We see terraced corner houses for €259,900 + additional costs. For us, there is almost no price difference compared to the much more comfortable single-family house.

compare new and used in the same region. New construction will always be more expensive. You’re not going to tell me both are the same price.

I never said anything about equal price. But in a house from '79, I have to invest and not just a bucket of paint.
