Would you make this financing?

We received 3 bank offers on Friday for the financing request from the Town & Country financing service in which the above-mentioned figures appear as such in the overview of the financing requirement. A more detailed and precise overview of the individual items was requested by us last night. I think we will receive information about this next week.

Before sending the offers, we of course discussed which house would appeal to us and filled out a self-disclosure, which was naturally a prerequisite to be able to receive offers at all.

The turnkey solid house itself is listed on the internet at around 150,000, so I think that under point 1 - construction costs (232,600 euros) the incidental construction costs for the house have already been included and the 12,942 euros cover the incidental construction costs as well as the costs for the outdoor facilities. That should more or less add up, right?

Important. Town & Country is a franchise. Your actual contractual partner is not Town & Country. There are good franchisees but also bad ones.

How many sqm is the house supposed to have? Is a buffer for sampling already planned?

Turnkey can mean many things.

And don’t let yourself be pressured into signing.

Even if you have a relatively small plot of land, you should budget at least €10,000 for the outdoor area. If there is difficult soil, many trees, or a sloping plot, it can quickly become significantly more.

Then of course I am payday with you.

I still find the construction costs too low. You should always keep in mind that there will be additional expenses that will need to be refinanced. That will be difficult with the income. I also recommend a semi-detached house and/or an existing property that is like new.
