What kind of calculation is that, 1400.-€ for 30h and 1500.- for 40h??? Usually it is proportional. And don’t come now with higher tax rates, that doesn’t make much difference in this range...

Read my posts more carefully. Here again: In the public sector there are ONLY! 30h contracts..-> €1400 net. 40h contracts only exist in private, AWO, Volkss. etc., and they all pay worse, so with 40h only €1500.

Whether €1400, €1500 or €1700. It’s all outrageous! I want my child to be cared for by educators who go to work highly motivated and have only a little working time, few children and are well trained. They need a 13th, 14th salary and a bonus payment!
The same applies to nursing staff, police officers etc..

Even though it was a while ago, in the introductory post of this thread I presented our financial basis. It can be seen that as a full-time educator one earns €1,700 net (at least in BW).

The general tenor that our planned financing is too risky has warned us. Therefore, as described, we will very carefully include everything that incurs additional costs. Thanks to you, we have received enough information about what these are and could be.

But let's assume it would be possible for €330,000 all-in. Then the monthly loan installment for the next 35 years would be just under €900 + €300 additional costs + insurance.

You have to compare this with a rental apartment; for an apartment large enough for 2 adults + 2 kids, we would also pay about €1,000 monthly including utilities, and that with the same salaries... It only makes sense to decide on the more livable single-family house, which would also be paid off by retirement age.

Sorry that I have to ask you the same question again, but when looking at it from these aspects, it is hard for us to understand not building because of "too high a risk."

to get back to the topic:

- with €330,000 all in, it simply won't be done without real massive own contributions. a bit of painting and laying laminate won't get you anywhere. if you don't cut and dry the wood from the forest yourself to then build a carport on your own, and get and lay the stones for the driveway from your own quarry, it just won't work with €330,000 (or €250,000 for the house + all additional costs (land deducted, because that varies regionally). I have already listed all the additional costs that fall under the table. no need to ask a contractor about that. anyone who deals with it a bit will quickly realize that all the numbers come close.

so that your house costs €330,000 all in at the end, you have to deduct €160,000 for all other costs (with your €80,000 land). so you get a house for €170,000 from the construction company. here in the north, that gets you a 140sqm single-family house without a basement, without a garage and with simple equipment. you are moving at the absolute minimum that is somehow possible, real decisions are pending.

how about an existing property? there the purchase price/total price is very easy to recognize.

Now you surprise me even more. Surely I also think that especially the jobs you mentioned are often very poorly paid or deserve to earn more.
But the person for whom a few hundred euros more salary is the only thing that motivates them to do their job better, I feel sorry for, and I would generally not want to put my child in care with such a person. Motivation can only come from enjoying the job; if that's missing, even 500.-€ more won't help! That shows what high value some place on mere money.

I also wanted to mention the aspect of rent. With many people, you might think you live for free now. It is clear that a house is always somewhat more expensive than a rental apartment. But rent will continue to rise, the loan installment remains, and as you rightly say, the house will be paid off by retirement age. The only question for me in your place would be whether the €330,000 is actually all-in, and that might indeed be tight nowadays with outdoor facilities, ancillary costs, etc. The listed ancillary costs including outdoor facilities are definitely too low. Even without a basement, I would estimate the ancillary costs at at least €20,000. An acquaintance paid about €15,000 without a basement, but that was already around 5 years ago. It is also a question of what you can do yourselves and whether that is properly compensated by the general contractor. Laying laminate, installing underfloor heating, etc., is possible for almost anyone, also other things, if you do not have two left hands plus ten thumbs and take the time to read up on it. If you do a lot yourself in and around the house, you can definitely save about €20k...
