Upper floor too low, is insulation possible without loss of room height?

I would see it the same way. In rural areas, I also see good chances that the building authority's archive wasn't bombed out and building files for the house can still be found. That is a very pretty house!

Good argument. No idea ‍♂️

I don't see it that way. It will not be a new building, but certainly a cozy home. We currently have 75sqm and 20sqm of garden. So the expectations are not that high.

Downstairs, maybe an extension on the extension could be realized. That would also be an interesting idea to focus our efforts downward.

And when I look at the rafters, it seems to be a pretty solid roof. The spacing is quite large, so presumably that's why a heavy roofing was not an option. However, given the roof dimensions and the design of the house, I could imagine that an [Aufsparrendämmung] would be possible, for example, if the roof structure is appropriately supplemented. I would take the house immediately!

And as tidy as the storage room looks, the house was well maintained.

Yeah, but as long as you’re not renting it out, it’s relatively irrelevant. Do you have kids? Kids are quite undemanding, as long as they have their own room. They don’t know any different and it just doesn’t bother them like it does us adults. Actually, I’m also in favor of raising the roof and rebuilding, if possible. But that completely ruins the overall look of the house. Is it insulated up there somehow already?

Yes, it has. The garden has just become overgrown in recent years, but everything looks good inside the house. We've seen quite a few worse.

Yes, the child will be 11 soon. So far she has the biggest room with us and she would probably downsize. But she spends a lot of time outside and the garden with the trees and many shelters offers great opportunities to retreat (there’s also a round garden hut at the far end of the property).

Whether it is insulated, I don’t know unfortunately. I wasn’t there (and I wonder what my husband was chatting about with them for two hours *laugh*). Next week they will be back in the house and I’ll try to bring along someone who knows about that. But actually, I’d like to commit now so we can get more concrete.

We have seen far worse houses and this one, although not perfect, also has many advantages. The location is great for us, the neighbors are nice, the plot size is excellent (we can even park the trailer on our own property), well-maintained condition, wooden floorboards...
