I am also rather in favor of separate rooms for each child, but in this constellation I agree with the others. The two little ones are close together and can share a room until the oldest is out. I moved out at 18. The little ones' room can certainly be at least visually divided into two areas if needed, for example with room dividers (shelves up to the ceiling, for example). I think I would do it that way, instead of investing so much money and time now in living space that you will shortly no longer need.

Attached is the anonymized development plan... but we have received an exemption permit. Excess of the building plot to the west by 50 cm and increase of the eaves height to 6.40 meters. Floor area ratio can also be increased to 0.3.

The roof of the carport rests on 2 supports on the house wall and the wall of the garage. An additional wall would probably have to be built on the house, as the existing wall of the house probably cannot be used...???... The foundations for the supports are 1 meter deep.

The garage is built with 24 aerated concrete blocks. The foundation beneath is a strip foundation 1.0 meter deep. This was the only part of the garage carried out by a construction company.

I say, take off the existing roof and put a concrete ceiling (maybe a precast ceiling) on top... then build the upper extension on that. But ultimately, a structural engineer should say for sure. But maybe you will also say that 24 cm blocks are not load-bearing for the lower structure...???

In the end, only a structural engineer can really decide that, but it also depends, for example, on which spans are to be bridged without support.

One more follow-up: you want to realize this only in 3-4 years? That means, if my outlined scenario were to happen, you would have managed this financial and above all time-intensive effort for about 5 years of use. So also ask yourself: how much will it annoy me afterwards that a room will then stand empty for several years after this relatively short time, later then 3 rooms for many years? For 50-60k euros you could alternatively go on vacation twice a year without having to hustle, but instead spend a lot of time with the children..

In the end you decide - and the approving authorities - the whole thing, but for me it would be sorted right away under these conditions. No one has died from sharing a room in childhood, plus the time and cost savings, that would be an easy decision for me.

But to get back to the question: not a crazy idea, no. But in this case not worthwhile.

This is not the development plan. Do you mean east and 61 cm? To the west, you also have a setback violation. Is that secured by a building encumbrance? That would then need to be extended. Why? You don't even have that. But only through ancillary facilities according to 19 (4) of the Land Utilization Ordinance. Should not be a problem with such a large property. Probably not, but I would still want each child to have their own room. For that, I would relocate the carport and build a single-story extension for a bedroom and dressing room in the previous spot. Access would be through the utility room or better a small corridor built with a partition wall and a breakthrough where the washing machine is currently marked.
