Unexpected sale of rented apartment. Options?

That is my idea. But it is only worth it if the price is "ok". Initial research suggests rather around 160k - 170k for such an apartment including garage here. Price expectation 250k. Here in the Ruhr area people would ask: "Say, have you been drinking paint?"

Correction: 700€ WITH the garage, not garage on top.

She simply calculated 30 years of rent. In many places, that is paid without any problem.

I consider your assumption that a condominium with tenants finds no buyers to be fundamentally wrong.

The question is whether an owner-occupier would buy at that price, then properly terminate the lease and wait six months.
We would have no problem with an investor who just wants to re-rent - that would be our preference.

Then talk to the landlord to see if she can avoid selling to owner-occupiers.
There is also nothing against discreetly announcing to her (and during viewings) that you definitely want to continue renting here.

At the described location and price, she will be able to sell within days.

I am indeed planning such a conversation in the medium term, once my information situation (bank, homeowners' association) has improved.
I do not see a rented apartment selling "within days" here at a price +50% above the market average in rented condition. It's Bottrop, not Berlin, as nice as it is here. There must be a reason why the average ended up where it is.

But of course, the concern is there.
