Exactly that! The only thing that would work is to buy yourself out. You just have to consider what that would be worth to you

2a After construction in 1994. No, only our apartment belongs to her.

3. Don't know the reserves. The roof really looks good, I live there ;-) Heating also no idea. Everything still too fresh, on my to-do list.

Yes, so have all the documents given to you. Declaration of division, minutes of owners' meetings and service charge statements (both at least from the last 5 years, preferably all). Then you will also know what the ownership structures are and whether there is a troublemaker among the owners. Or a major investor who can outvote the others.

Since much has already been written here, I will only make one comment on the topic of equity protection.

In case you continue to live in the apartment as a tenant but want your equity to be worth as much in 4 years as it is now, I invest in a broad stock ETF that holds stocks from the largest globally operating companies. With that, you can't go wrong. For example, the VANGUARD FTSE ALL-World.

And then maybe 2 years later you have the problem again.. What should the big costs be in a private purchase? 5% costs a broker and the move as well.

Sorry, but 4 years is far too short a time horizon for ETFs! There is a significant risk that the global market will experience a crisis and the equity will be worth only two-thirds or even less. Generally, ETFs require at least a 15-year investment horizon. The advice, as it stands, is negligent and dangerous!
