It is not normal - often seen - yes. But since this factor is decisive for the yield, it is certainly not "normal" or "cheap". The profit lies in the purchase, and the purchase price will definitely not become cheaper over the years - but the valuation of the property might.

Factor 30 is currently calculated. But negotiating the purchase price down and then immediately increasing the rent could significantly influence this factor for an investor.

For those from outside who now quickly want to look at the offers in the region on Imosc* etc., unfortunately, it doesn't work like that. In the region, the good and bad places are quite close together and you more or less don't see the good things in the offers.

At the beginning of the year, I looked at an apartment in a forced auction in Dinslaken, top location in Hiesfeld, huge demand, I think a little bigger than your apartment, ground floor, garage. It sold for 255K€. It was the only offer in the good location in the whole area, prices are that high there …

If the price is right: buy!

We are DG without an elevator and the place is rented out. And Hiesfeld is even more expensive, that's true.

In the end, the bank decides what the apartment is worth as collateral and what percentage the financing corresponds to.

Sure, if in the end someone comes with enough equity who doesn't care about any of this, you can't do anything.

If the market supports 250k, why not...

Otherwise, negotiate freely. Tell her 200 straight and the deal is done

If I want to spend a max of 200k, I say 175 at the beginning ;-). The 12-month average of recent months for similar apartments in our micro-location is 1936€/m2 according to Immowelt. And that includes the more attractive ground floor and middle floor apartments. Honestly: rented as an investment, it brings even less. And from, say, 170k, the rental yield becomes attractive again… I relax a bit and prepare the first exploration.
