Unexpected sale of rented apartment. Options?

Right of first refusal does not simply mean that you are given the opportunity in advance to purchase the property, but rather that you have the right to step into a purchase contract between your landlord and a third party (buyer) under the same conditions.

This primarily applies when a rental apartment is converted into ownership for the first time, but since it is explicitly stated in the rental agreement here, maybe it applies here too?

Hello everyone, we have a similar problem. Yesterday we received the notification about the planned sale, move due to house construction in approximately two years (possibly also 2.5 years, who knows, but around that). Our thoughts are also leaning towards buying and then renting out. However, with a rental price multiplier of just over 39 being called for (City of Leipzig, 74 sqm), I feel rather uncomfortable with that at least. Of course, we are currently living cheaply, but you can't increase the rent indefinitely (also not legally). What I wonder is, how likely is it at all that a termination would be issued immediately after a sale due to personal use? Can anyone here assess that? Many thanks in advance.

So for 200k you won't get an apartment like this here … what ImmoScout24 says is irrelevant …. What matters is how much a really existing similar apartment costs where you are …

I give you the tip to invest more time in estimating the real value of the apartment and that doesn't happen by googling and definitely not at the bank, because there they only have general calculation systems. A few years ago the bank estimated a house we wanted to buy at 600K, I had to laugh out loud … you can't get a house here for that. And it then went away for 720K.
Better ask a real estate agent …

We sold our apartment 3 years ago for 275 K … 67 sqm no and we are not in such a big city … and you want to offer 180K now?

It was an average of the sales of similar apartments in our area through the real estate portal over the past 12 months.

Does anyone pay 250k for a rented apartment with tenants who have a six-month notice period from the date of ownership transfer in the land register? To then wait and deal with our legal protection insurance (which I would implicitly suggest)?

I don’t know.
I only know that the banks' appraisal is relevant for us if we finance almost 100%. If that is below market value, so be it, we can’t change that :-/
