180,000 is what my gut feeling, which works quite well in such matters, says for our place including the garage. Let's assume 200k: Then the rental yield from our side isn't that bad. Considering offering a moderate rent increase from our side to take the sales option off the table. We will only live there another 3.5 - 4 years. Such a deal possibility might also arise. Our rent is currently slightly above the average of the rent index for such apartments in the area.

It’s the same with us. The good properties are only sold under the table or inherited; only the last uninhabitable junk in a bad location is offered. This became a problem when the bank wanted to appraise the value of the property for financing. :)

How is the right of first refusal regulated? Just one sentence in the lease saying that the apartment must be offered to you? Then it is worthless. The landlord names a high price and if you refuse, he can sell whenever, to whomever, and for whatever price he wants. But 30 times the rent is a completely normal price, even cheap for some areas.

Yes, one sentence. But much better: I have had the lease agreement in hand again for 5 years. What I had forgotten: termination for personal use is excluded in the lease agreement. And that would pass on to a new owner?

But does the subsequent owner really have to take that on? Then it really becomes difficult for the seller, as it immediately limits the pool of buyers again to pure investment interests.
