I would first become a member of the tenants' association ...... currently renting. In roughly 4 years, we wanted to buy my parents' terraced house, as they want to downsize around that time. Our current apartment is perfectly located in terms of commuting as well as shopping and leisure value. Consequently, the plan was to rent here and terminate the lease exactly when my parents move.
Now the owner has announced that she wants to sell the apartment. It will be offered to us via the right of first refusal (stated in the rental contract). The asking price is 3000€/m2, which corresponds to the construction prices for new apartments in our area. ...
What would be smarter and less smart actions here? What options do you basically see?
and if potential buyers come, place their members' magazine visibly on the living room table
--> so that the potential buyer knows that you have appropriate legal protection!
+ possibly, in terms of "home staging," make everything look as dark/uninviting as possible?
then wait ... IF a buyer is found = when the right of first refusal becomes relevant: what would THEN be the purchase price for an apartment that is no longer new construction? The decisive factor is not only the seller's wish but also the buyer's willingness to pay
--> THEN calculate whether the purchase is worthwhile ...
