Terraced house on a 240 sqm plot - fundamental questions / feasible?

What contradiction is there in the development plan? Surely only can say in this forum: a boundary construction privilege usually applies only to the garage itself and a terrace would have to observe the boundary distance - however, we are talking about terraced housing here with a closed building style, which in this sense within the group of houses does not have a lateral building setback (and accordingly no height limit for boundary construction as such). I would therefore see the balustrade of the terrace as being allowed to reach up to the eaves height.

That is simply the nature of the matter with terraced houses or closely built rows like here. Communities are meant to exist, where neighbors feel like one big family, forgo fences between the garden strips, and grill and celebrate together. It naturally requires a certain openness. The option - FKK in the garden and typically German barricading all fences 2.50m high with woven fencing can be forgotten.

I don't think that's great either, but you have to make compromises somewhere and put together the best overall package with the given budget. I would also prefer a 180sqm single-family house, 600sqm plot, and an unobstructed view. But for that, I would have to invest around €1 million here in the region, which we neither want nor can do...

Thank you for your ongoing answers! I will look it up exactly in the development plan again, we will also receive a protocol from the building authority next week, the employee wanted to have that clarified. It was interesting for us as laymen to see how the employee who later examines the building applications had a different opinion than our actual "advisor".

I didn’t mean it in a bad way. I understand the budget.

Being close to the neighbor is totally OK for me. But on the same level and not looking down from above. My opinion on that.

I’m curious what is now allowed for you.

Be careful, the employee might be referring to cases where the correct order was followed. First the cellar, and then the neighbor’s garage. In your case, it is the other way around, unfortunately.
