Terraced house on a 240 sqm plot - fundamental questions / feasible?

Experience in application/result is very good. Additionally, our entrance is on the north/east side, so it really helps and we can quickly take off the dirty clothes outside for ourselves/the children. However, I would not do it on the west side. In my opinion, the effect is too small for the effort (space/cost).

I cannot say much about the costs and planning effort. The price was not listed separately for us, as we had already obtained prices from the shell builder, etc. based on this planning status. I would estimate something in the lower four-digit range. However, it depends on the concept (general contractor, prefabricated house, etc.) and it can also be sold at a higher price.

Hello everyone.

I have been quietly reading along until now, and this is my first question because a plot of land is in prospect.
The plot is defined as a "Kettenhaus" in the development plan but only very sparsely described:

H = besondere Bauweise – Kettenhäuser
Das Hauptgebäude muss an der seitlichen, nördlich liegenden Grundstücksgrenze gebaut werden und hält von der anderen seitlichen Grundstücksgrenze die gesetzlich vorgeschriebene Abstandsfläche ein (seitliche Grenzbebauung).


This special construction method concerns only 2 plots, theoretically ours and the neighbor’s to the south.
The plot to the north, on whose southern border I would have to place my house directly, is defined as a normal single-family house.

I somehow cannot imagine that I am allowed to place a 20 m long, 2 full-story house on the northern neighbor’s south border. However, it is not excluded in the development plan...

Can someone name specific execution guidelines (standards, etc.) for Kettenhäuser, from which possible restrictions might arise that I am currently not considering?

was it explicitly defined in the development plan that one side of a house may not have windows?

A terraced house on the last plot of a terrace row is always "free", meaning all four sides have a distance to the property's own boundary. Otherwise, the terrace row never ends. Is it not mentioned otherwise? For example, whether the houses have to be connected with an intermediate building? Hopefully it is limited by the building envelope. None are known to me. Except the party wall (analogous to semi-detached house) Depending on the caseworker and interpretation. In theory, that is my interpretation, a fire protection wall (without windows or with fireproof windows) is only necessary if I plan a living room as an intermediate building. How this looks legally exactly I cannot say. Neighbors partly have windows in it.

Yes, it does. If everyone builds on the left boundary and the houses are connected with an intermediate building, then the last neighbor on the left no longer builds on the boundary to the next (left) property but connects with his intermediate building to the right and forms the end of the chain. It is then the last property that has to accept the "restriction" that someone builds a house on its boundary.
Hope it is not explained too complicated.
