I have started with that. More time should be left over next weekend so that I can especially deal with the specified ancillary costs in other projects.

One thing I can promise you. You only get the final price after sample selection and the architect appointment. We built with Heinz von Heiden. It’s a bit more expensive than Town & Country but basically the same league. Even if I calculate all the nice-to-haves out, we still ended up at least 10k more expensive. And the anxiety hit me at the end, when all the additional costs came in.
For example, sewage. They only lay out one meter from the house. The rest is your problem. Laying sewage pipes 1000 €, sewage pump with shaft 7000 €, earthworks 1000 €. Have you factored that in? Water connection 3000 €, electricity connection 1400 €, internet connection 800 €, MSE 700 € etc. These are our prices now, but you won’t be far off from that.
Is the soil survey ready yet? I don’t think so. We had earthworks costing 25k. If it turns out badly, you will too.
I think you see what ypg and I are getting at.

That is not productive if you plan first and then only inform yourself.
Right now there is a thread running where 10,000 more have to be paid because the ground is not stable.

Typing the topic of additional construction costs into the search at the top right and reading the first posts does not even take as long as writing something here.

And every day you are confronted here with technical terms from construction that tell you this and that costs money.
Let's just take the thread with the electrical box as an example: have you already noted this as an item?

Someone had complained that sometimes it is with an L for living room, kitchen, and dining room, and sometimes it is linear. With my requirements, I forgot to explain the wording. Must requirements are requirements that must be met. Should requirements do not have to be met, but it would hurt if they are not met. Can requirements are nice to have, so you take them with you if you get them for free.

So our requirements at the moment are:

The room at the top of the plan in the Flair is sufficient for living room, dining room, and kitchen in one room. However, it must not be smaller. Or put another way, the living, dining, and cooking area must be at least 33 m² in size.

There must be a guest WC and there must be a bathroom with both a bathtub and a shower.

There must be three children's rooms, each at least 10 m². The master bedroom must be able to accommodate at least a 1.80 m bed and a three-wing wardrobe.

The longer I think about it, the more the Flair 124 or 113 floor plan fits. With Flair 113 in the 5-room variant, only the wall between the kitchen and dining room would have to be removed.

The rooms upstairs remain as they are. With that, we can stick with Flair 124 and have already saved €9,000. Or even €15,000 if it becomes the Flair 113.


Thanks for the note, I will include that in the discussion. The shape is not so important to me, but someone else considers square rooms to be more sensible. I will put together example furnishings to illustrate this.

A nicer version will be provided later. And yes, only one dining table is necessary.
Briefly explaining why the L is not there, even though it would be possible: The access to the pantry from the kitchen is simply more important to me. Also, the guest room or spare children's room is better connected upstairs this way. This is all still subject to the approval of my better half.

What exactly is the advantage of "rebuilding" an "XYZ 08/15" (or similar) apart from some shifted individual walls?
