These are already interesting points. However, we currently have underfloor heating and do not find it particularly exciting that we have to wait 3 hours before the rooms warm up. Maybe we should be better organized, but well.

So, I am currently seriously considering whether we will continue renting or build. First of all, I read an interesting article that defines the following criterion:

Divide the offered purchase price by the annual cold rent for the property. As a rule of thumb: up to a factor of 20, purchase prices are relatively cheap compared to rent; from 25 onwards, they are relatively expensive.

Here, a new house from the local provider AMR with 107 m² is offered for 292,400 euros. A house for rent in the same neighborhood with 105 m² costs 900 euros per month, which is 10,800 euros in annual cold rent. The resulting factor is 27. According to the article in Finanztip, this corresponds to an expensive price and thus a rather low return.

What do you think about the factor? I will now read more here in the forum about building vs. renting.

A like-new house with 120 m² is currently being offered with us for 1065 euros. There are other houses with similar square meters and cold rent. The rent corresponds to an annual cold rent of 12,780. If I divide our estimated house price of 250,000 euros by this, I get a factor of 19.5. That, in turn, means that it would tend to be worthwhile after all.

Do your homework: what costs what and how much? What is the demand (of your realistic family). What is the difference between the catalogue price and what you ultimately have to pay? What belongs in the incidental construction costs?

And to end well the tip: hands off the dial of the underfloor heating: once it is running, it stays that way. Nothing is adjusted, then there are no problems with it. That is called comfort

And hands off this construction company.

Due to the underfloor heating, I can only agree with Yvonne. Comfortable temperature for each room and then hands off. Since my move from an apartment with radiators to the current apartment with underfloor heating, I only have about 75% of the heating costs I had before. Since I handle the house bills for both the previous rental building and the current one, I can observe the same effect with my neighbor, who also moved accordingly. Both buildings are heated with gas condensing boilers of relatively the same age.

Regarding building a house, it can be said: Only under special conditions can it generate any kind of return.

Since you mentioned the word Rendite: Detached single-family homes are not meant for that. They are luxury, not investments.

If you want this luxury, fine. If you expect any kind of return, you'll end up flat on your back.

You only "save" rent if debt freedom and no investment backlog in the house are combined. If you pay off over 20 or 30 years, you go directly from the loan to having to contribute additional funds for the first repairs/improvements to the house.

Also, always keep in mind that detached single-family homes + financing work well if you are sure that you will not want or need to change jobs (and thus possibly relocate).

Once you give up flexibility and then need it, you'll be out of luck at the latest if the house is not in demand.

I care semi-much about these factors. What you can pay off quickly does better compared to rent. It is usually smaller than desired...
