Unfortunately, I cannot quote from the quote. I hope it still remains clear

Underfloor heating bathroom 2,000 € Is that necessary in the guest WC?
--> definitely! How else do you want to get warmth in there? Such small rooms cool down very quickly.
If it doesn’t have underfloor heating, then it will still get a radiator. The price is for the upgrade from 'normal' to underfloor heating.

Sockets 0 € Standard is sufficient
--> I really dare to doubt that. The standard is usually three sockets per room. Believe me, that’s sparse.
I will look it up. During the viewing the consultant said that the apartment corresponds to the standard and there were six sockets in each room, which is more than enough. Whether he said that correctly, I do not know.

Speaker cables / empty conduits 300 € Simply calculated arbitrarily. Does anyone have experience here?
LAN sockets 0 € Included in the standard
--> read carefully again in the construction service description what is included there. Sometimes they only calculate the pure cables and no sockets. Oh, and what about TV? Satellite?
I will check that. I haven’t connected a TV for 8 years. However, it should probably be taken into account for the resale value.

Construction supervisor e.g. Verband Privater Bauherren 0 € How much does it cost and are further experts necessary?
--> we hired one from the Bauherren-Schutzbund and would always recommend one. We paid 300 € per visit.
How many visits did you take advantage of so I have a rough idea?

Thank you very much, I will do both. I will probably contact Verband Privater Bauherren in advance to discuss my project with them.

He told me a bit too often that this or that would be no problem. I have to look up right away about the sockets to see if what he said is true.

Oh yes, the bay window alone looked so beautiful with that flair. And a fireplace wouldn’t be bad either. And one more children's room.

There is equity. The kitchen easily fits into the equity.

I would count myself as half old. With a currently estimated loan volume of 315k euros that would be 100k euros equity. That’s not so much after all. We can manage 10%, we won’t quite reach 20%. However, I would like to keep 10% as a reserve in case something unforeseen happens.

So better wait until the 105K is in the account? At the current growth, that will only happen in 6-7 years.

If the laughing smiley was because savings are only starting now. Savings have been going on since the end of university, which was not that long ago.

The smiley is a happy smiley

But honestly: no one can afford a house right after training – most have saved for a decade first, yes.

Because otherwise it rarely works.

And I can tell from your resistance to advice that a lot more life learning is needed

Sockets: Only rely on what is written in black and white in the construction service description. And make sure you have significantly more in the living room, kitchen, and utility room. Don’t skimp on network sockets either (unless you are such a WLAN advocate). We have 4 sockets in the living room alone and a double socket in each children's room.
SatellitenTV: I would at least have the cables and sockets installed. Whether you connect a dish right away is up to you. Do you already have children? Our little one insists firmly on his Sandmann and Yakari afterwards, and I’m nowadays insistent on my "Die Babystation".
Jung bauen: We did that too. I am 30. The advantage is that after paying off, you can still save a bit and then live decadently in retirement.

Calculate sockets in the kitchen, considering that hot appliances (oven, steam cooker, cooktop, etc.) as well as dishwashers should generally be connected via separately fused sockets.

In general, I would consider underfloor heating not only for the bathroom, even if it might be more expensive at first. But overall, the heating can be operated with a lower flow temperature. Additionally, important space can be gained in the relatively small planned rooms because you don’t have to take radiators into account. This often simplifies kitchen planning as well .. or the placement of the sofa (it’s not supposed to stand thick and bulky in front of the radiator).
