If you want this luxury, fine. If you expect any kind of return, you will fall on your backside.
We are slowly but surely coming to that conclusion as well. For the quotient mentioned above, I am comparing a 100 m² apartment that we have just applied for and the space marvel 100 plus additional costs. The annual cold rent is 12,600. According to my still incomplete calculations, we will be able to build the space marvel 90 for €297,757. This results in a quotient from above of 23.6. This already suggests that building is generally expensive.
My additional rough calculation was as follows. I simply cumulated the rent we will be paying. I simplified by assuming 20 m² per person in the household and the current rent price. The birth of the next children and moving out are also included in the model. This leads to a cumulated rent of €393,600 until the year 2073. The acquisition costs and interest of the space marvel 90 alone are €357,309. It is not completely impossible that a heating system or other things will have to be replaced again in the next 56 years. What the actual costs are is hard to say, but a rule of thumb is apparently €1/m² per month. This brings me to cumulated costs of €418,869. Missing flexibility and risks are not yet factored in.
On the advantage side of the house are certainly inflation and the fact that in old age one would not move into a 40 m² apartment even if it would provide enough space. For a long time (while 3 children are living at home), a rental apartment larger than the house is planned.
Long story short. We will rent for the next few years and maybe revisit the calculation then.
