Plus what you need for the terrace, garage, paths, etc. That also counts towards the floor area ratio - at least usually.

Oh, I wasn’t aware of that either. Then it definitely won’t be a bungalow. At the moment, I’m still looking for clever 120 m² floor plans. They should also be feasible as a single-family house within our budget.

Now I have found a floor plan that we both really like. It is the Bravour 130.


It has exactly the rooms we would like to have. It has the L shape that we like so much. Hopefully, there is a bit of storage space in the attic.
Unfortunately, the house costs €241,000 from the provider, which is well above our budget. But it is an idea that we can certainly present to a local provider.

That would then be a full floor as the upper floor, so that the rooms also function.

The technical room and utility/storage room are missing.
For L-shaped rooms, I would always tend to place the kitchen/dining area towards the terrace and the sofa with TV in the quieter corner.

So 280k€ for a house according to your wishes will be very tight (outdoor installations not included) 3 children's rooms --> 10 sqm are really a bit tight. We have 12 and 11 sqm and I find that just enough. It works with less, but then it gets very cramped with furniture. Bedroom --> 14 sqm is not too big. I can tell you that already. We have 16 sqm. With a large wardrobe and a 2m bed plus a small dresser it already gets tight. Especially with a square layout you hardly have any space left between bed and wardrobe. Storage room --> either you plan a basement or another easily 8 sqm large technical room. Heating and connections have to go somewhere.

In this case, the home office is probably supposed to be the utility room. ... a floor plan that every homebuilder offers. Only that most floor plans are designed for 2 children's rooms. If you reduce the size of the rooms in such designs on the upper floor, you can also get three little rooms for children.
