I have replied in your quote. I think you really need to review all costs very carefully again. And hot tip: Take the construction service description of Town & Country in hand and read carefully what is really included and what isn’t. Best get professional help for that.

My old calculation for the VR Bank is still on the PC:
Property: -, fully paid, including taxes

House: Bungalow, 13 by 10.5 base area, 110sqm living space; solid construction, plastered, Kfw 70 standard, 30 degree roof pitch, turnkey, including all earthworks, hillside location considered, landscaping, preparation for garden landscaping also, including rainwater and wastewater connection, all in good standard with decent tiles, doors, enough sockets, etc.:

169,900,- including tax

Other additional costs: Surveying, authorities, construction electricity and water: 2,500,-; kitchen: 5,000,-; painting, floor coverings: 7,500,-; garden landscaping, garden house: 12,000,-; Telekom/water/gas/E.On Netz AG: 7,000,-:

Total: 34,000,- including tax

Overall therefore: 204,000,- gross

Actually: 16,000,- more. Instead of garden house garage 7k, earthworks ended up 3k more expensive, a few sockets were missing after all, garden landscaping 4k more expensive. 1,900,- relocation costs were added.
This did not cause us any problems though, because the bank also found my original calculation too optimistic and offered us 10k more credit. The remaining euros were still available.
What bothers me: T and C. I don’t trust them. Just a feeling. Listen to yourself. When talking with T and C, do you feel like you’re speaking as equals or does it also occur to you that they see you rather as a dummy to be milked? Here with T and C I could not get rid of that feeling. My wife confirmed it. So we broke off with them very quickly. Karsten

Kitchens are furniture and are rarely financed. And the rarely refers to a really good customer who finances half a million, where the small things don't matter.

If you calculate with rounded numbers. And read up in the subforum [Baukosten].

Yvonne, who is going to finance the kitchen? The OP? Of course, you don’t finance it. It is custom cabinetry. Consumer goods. Like a new couch. But it is already part of the costs. Because it has to be bought just like the tile. The OP plans to build very frugally. That’s possible. But it requires discipline. The temptations will surely be shown to him.

Karsten, the kitchen was mentioned in the listing, and to my knowledge, there is no equity.

Oh, no equity? Then stay away from building. Young, 20%, semi-old one third, almost old 50% plus, old cash payment. That’s my opinion.
