Regarding electrical matters... is there even a well-thought-out plan? If I interpret your excerpt correctly, you want to switch 250 sockets with KNX... if the rest of the planning looks like this as well, in my opinion, you shouldn’t be surprised about the price... it can be done more economically :cool:;)

So, in short - this castle is probably not available for 1.5 million. Whether this is the absolute dream house is another question. Messing around with it, in my opinion, makes no sense at all. The only solution is a hard cut - throw the plan in the trash and start over.

It also makes little sense to philosophize about which part of the house drives the price up. What will be important is what you particularly value. Presumably, many will agree that the basement resembles an underground city and is totally exaggerated and pointless. (What do you want to store in 20sqm of supplies? - just to mention one example.)

For 1.5 million, you can build a nice house. In the new plan, I would also completely rethink the orientation of the main terrace and the connection to the kitchen. It would also be questionable whether I would stick with the architect who got me into such a misjudgment.

Plan new and smaller. Simply erasing something here or shortening there won’t work. The house is already very large in size. I think with 100 sqm less and luxury fittings you will be closer to your budget and still have a dream house.
Exaggeratedly, you could hold balls in your entrance hall, install a bowling alley in the dressing room. Would you still feel comfortable?
There are also houses with about 200 sqm that have an entrance that creates a wow-villa effect.
The 350 sqm also have to be filled with life.
Go through all the rooms again. Wine cellar wish or wine collector. Do you need a cellar or is a wine cabinet enough?
Do you need so many hobby rooms? We also once planned a hobby room for everyone. We didn’t realize any, and haven’t missed them so far.
You can also avoid each other all day long.
When I think about ’s project, I fear that the 2 million will already be rather tight.

For the new house, if I were you, I would also have the rooms better proportioned...

Huge open space, huge hallway, and then 4m² guest bathroom is strange.

Hello,

that’s quite an impressive house.... whether that is still appropriate nowadays is something everyone has to decide for themselves...
Regarding the costs: that is 5800 € per sqm, which seems very, very expensive to me even with a basement and upscale fittings. There are also huge terraces included, which, no matter the surface, cannot cost more than 500 €/sqm. In other words, the actual house is calculated at over 6000 €/sqm. However, the 1.25 million will probably really be tight; I would estimate more like 1.5-1.7 million.

About the layout:

    [*]Where do I find the option for grandma? I don’t see any real possibility to sensibly separate the guest area. Apart from that, given your options, I would rather plan an 80 sqm bungalow in the garden for that....
    [*]The staircase is a complete no-go, the arrangement destroys the symmetry and sightlines in your entrance hall. That ruins the whole Feng Shui... It absolutely must be attached to walls on the right and left, otherwise it looks totally cramped.

I also looked for the option for grandma, but only found many oversized placeholder rooms in the basement. Or is the bedroom with bathroom for grandma on the left side of the plan? I would plan the center of the house, i.e. the entrance area, to be more homely. After all, you want to live in the rooms and not have to take athletic routes every day. Halve the dressing room on the upper floor and reconsider the dormers including the living spaces in the attic for the children. And if living space is going to be created in the basement anyway, consider a stylish light well on the side, which allows good use of the living space in the basement. That way, you can reduce about 30-40 sqm per floor. And even with the mentioned reductions, it will surely become a wonderful impressive house.
