Spacious Villa: Recommendations & Cost Estimation

I grew up in a fairly large house and we had rooms that were practically unused (there was very occasional music played there), a shower bathroom that was hardly used (not even for the dog), and a utility room that was not used. In addition, there was a garden so large that you couldn't really use all of it. Horrible. I wouldn't recommend it to anyone and it's not a nice memory either. And the house was smaller than the one presented here and had in the ground floor the professional rooms of my father and grandfather.

Hmm… if the entrance hall is a hall, so no longer just a foyer, then personally I don’t find it nice. It is bigger than a standard living room in a comfort apartment. It also has to be constantly frequented to go upstairs or to the toilet. What impresses me, however, is the air space above – if there is an amazing lamp hanging down there, it really makes an impression. However, even if you have the necessary money, you probably have to consider whether you want to distance yourself so far from an average standard of living with such a “size” or stop pushing the boundaries at some point in this “big size” thing.
Everything is eventually saturated and excessive: what use is a bouillabaisse if there’s so much premium fish in it that there’s no liquid left in the soup?
I don’t want to preach here, but since the house is not affordable or buildable like that anyway, maybe it’s worth considering that even half a hall, a generous foyer, can be much more valuable for the house than such a palace thing.
I would probably rather stick to built-in furniture that furnish the house or an expensive staircase, and save on cumbersome size.

For 1.5 million, we currently cannot manage to build 235 sqm plus a double garage without a basement. We also tried to get a larger floor plan of over 2 million € down to 1.5 - no chance. The only option left is to redesign. I fear your architect's cost estimate is indeed within a realistic range.

Excuse me? Does that include the plot in downtown Munich? Yes, prices have risen sharply in recent years, but we built in 2016, 180 sqm including basement (so roughly similar in size to 235 sqm without basement) and paid 420k€ for the house (including parquet, electric aluminum shutters, controlled ventilation, underfloor heating, etc.). Add the additional construction costs and a garage, and then you’re at 500k. So prices haven’t tripled again. And even if you cover the whole house with 500 €/sqm flooring, that’s "only" 100k€.

What kind of prices are those? Do your craftsmen arrive in Bentleys or come straight by private jet?

The property alone costs 1.5 million € in Munich, but not in the downtown area.

Unfortunately, I also think that the new price is more realistic than the budget you mentioned. And unfortunately, I also believe that the newly mentioned price will not be the final price for this property. That is really frustrating because you have actually defined your ideas precisely. With our architect, it also got more expensive from appointment to appointment. When the pain threshold is reached, you just have to pull the ripcord. Saving on fixtures or moving exterior walls inward and reducing room sizes doesn't help and ruins the entire design. Better to start all over.
