Take a look at this house… The price is of course no longer correct, nor the floor area… still quite impressive.

With today's construction prices and upscale fittings, even the estimated 2.5 million is too little. As others have already written, the only solution is to redesign and make compromises in size and equipment.

Really now? You have more experience at that level, so I take your assessment seriously. But that's 8-8.5k€ per sqm? Then the walls must be covered with gold leaf!??

Well, just calculate the €2.1 million on 360 sqm above ground = €5.8k/sqm
Or including the habitable basement on 540 sqm total = €3.9k/sqm

You're totally within the range for the 300/400 costs. I already see that sometimes for very upscale residential construction including underground parking/basement.

Unfortunately yes, unfortunately everyone has to decide for themselves. Sometimes it would be wiser if it were decided by wise people instead. But the question whether it is appropriate nowadays does not even arise. It is absolutely inappropriate. But it is about a family, who cares about the future of the children. The house is also too big to be properly filled with life. Regardless of saving or having money, living quality and a feel-good atmosphere for me are made up of beautiful, intelligent materials and solutions and a house-owning family with foresight.

That can definitely be filled with life well. But honestly, the separate area for the housekeeper and/or the au pair girl (or boy) is still missing. THAT belongs to a house like this. The gardener surely comes regularly, but the household is "done" by someone.
