We have an architectural firm as the general planner. What would you have done differently?

The following immediately caught my eye at least... - Basement quite dark - Many narrow, corridor-like rooms in the basement - Separation of utility room and technical room wastes unnecessary space and creates unnecessary doors - Outside stairs are the perfect viewing platform into the basement bedroom - On the upper floor I completely miss the structure and the rooms seem almost arbitrarily arranged to me (room Tetris) Sorry that this sounds so negative...

I would have solved the basement differently as well.

I also didn't like the upper floor and thought it looked like Tetris. With the background now known, it no longer seems so thoughtless.

Take your time with the outdoor area. I have thrown the plans over several times. One change, for example, came from the fact that we came across an ancient foundation stone running under the neighbors' paving. The soil was also a problem.

The walls are partly old stock and the new ones are made from old stones.

All good... I asked for the critical points after all. Yes... the basement won’t be super bright, but I find that negligible for rooms used only at night. The separation of technical and utility room gives me additional walls where I can hang things. (Folding chairs, ladder, clothesline). The thing with the outside stairs is true. But at night the shutters are down and during the day such a bedroom is rather uninteresting. So I can well understand the criticism... we gave it some thought too, but for us it’s quite bearable.

I find the upper floor really successful and not unstructured at all. We like it quite compact. Only the access to the shower bathroom was tried out in some variants but this way is the most practical for us.

The final design of the outdoor area will be decided after the house is completed but then implemented quickly. Living on a construction site (even if it is just the outdoor area) with an autistic child is definitely very exhausting.

I wish you all the best in your new house but maybe the long-time residents here can still give you some more detailed optimization tips. Nothing has been built yet and "should be easy to remedy" really shouldn't apply to a new build.
