Thank you for taking the trouble to answer, although I have now realized that I should have guessed since it was mentioned in your first post. It all sounds really good, the little garden on the carport roof will surely be very nice. We would like that too, but it’s not possible due to the minimum distance to the neighbor.

As I said... I hope it won’t be too much material that’s difficult to remove. The earthworks are already exorbitantly expensive.

The floor plan is definitely somewhat unusual but perfect for us. That’s true... small is relative. But compared to a 50 sqm living room, which is quite common nowadays, we are planning rather small.

I think what someone finds cozy/snug is very individual. Acoustics also play a major role in that. We simply don’t like floor-to-ceiling windows. Even the glass front in the kitchen we have now framed with low walls on the right and left of the French door.

It was really tight for us too.... but we just managed to get the 3 meters distance.
I think everyone has to make compromises in some form when building.
How far along are you with your construction?

We will still sign a house purchase contract with a prefab house manufacturer this year and hope to sell the house we currently live in during the first quarter of the new year. Then we will get started right away. Inspired by you, I will then also open such a thread. For now, I want to hold back a little because nothing is really "ready to announce" yet and I do not want to unnecessarily demand the attention and capacity of the forum.

With the 50 sqm, living/dining/cooking is usually combined. Your house is not small. You have more rooms. Kitchen-living room and dining room instead of a large open space. Small bedroom with dressing room instead of one large room. Why not? We also planned a small bedroom with an adjacent dressing room. During construction, we removed the wall. It was too tight.

Fingers crossed for you with the floor. The earthworks are extra, right? Is the back wall and the structural requirements already included in the price? The structural engineer calculated an incredible amount of reinforcement for us and made the floor slab even thicker.

Ah, so you already have a plot of land? Where are you building?
Where will you live between selling the house and completing the new build?
