Ok, I'll label the plan better and add some measurements. The thing with the cars in the driveway is a point we need to reconsider. Basically, I'm someone who doesn't like to leave his cars outside. And so far, I haven't managed it any other way with the entrance. But I hope the professional still has one or two ideas.


Thanks for the suggestions. They are interesting and definitely worth considering. I also don't think we will have an airspace in the end. I'm not convinced.... I agree with you.

By the way, the airspace is only on the living room side. On the opposite side is the staircase. What looks like an airspace at the staircase is supposed to be a "landing." I just couldn't manage to draw it in the plan.

The appointment with the developer has now already taken place after all.
In the appointment, I learned that I was using the wrong word. Apparently, you buy the land and the house from a developer. In other words, the provider is not a developer, but also not a general contractor. No idea what it’s called, but that doesn’t matter. Anyway, it was a very interesting two-hour introductory meeting.

Briefly, how it would work
- Company: a team of architects who do the planning (service phases 1-3) and then also build the house (with various companies from the region)
- Or rather, after the complete planning, which would be finished to the point that the application could be submitted, you still have the possibility to say that you don’t want to build with the company
- For the complete planning, you pay a fixed price x €, if you then also build with the company, the price x € is credited
- After the complete planning, a total price for the house is calculated, what it would cost with a standard finish
- You accept that, the price is fixed until the final completion
- If you want equipment during the sample selection that is not standard, you pay the corresponding surcharge
- Individual trades can also be left out or done by yourself

Sympathetic:
- no talks with salespeople, but directly from the start with one of the architects
- everything seemed very serious
- friends of ours built with the company 2-3 years ago
- with the friends there were some disagreements with the window company
- consequence: the company took action and no longer works with the window company
- the spontaneous estimated price I was given matches the price we had also expected. So it doesn’t seem overpriced at first glance
- the company does no advertising

Curious to see how the appointment with the freelance architect will go. Although after the last meeting I already have doubts.
I was not aware that the architect is ultimately an intermediary and I then conclude the contracts with different companies. That means if there’s trouble, I can’t turn to the architect but have to deal with the respective company. I don’t like that idea at the moment.
But let’s wait for the appointment...

A contract with the architects, then they would be the classic GÜ.
Contract with the individual craftsmen, then these would probably be independent architects.

Yes, it sounds like what I just read about GÜ. What disadvantages does it have?

That architects are, in case of doubt, more connected to the craftsmen than to you - not necessarily.

The appointment with the independent architect has now also taken place. It is basically very interesting as well. However, he calculates €450/m³ for the cost groups 200-500 + 700 for the house and €225/m³ for the garage. That is certainly something.....
