Single-family house planning: help, tips, suggestions, criticism welcome

The existing property is almost identical to yours. Dimensions, as well as the roof slopes on the first floor. Yesterday I started planning. The difficulty is meeting functionality, design, and the wife's demands. I will post my idea as soon as I have put something on paper.

Yes, I would be interested. In the meantime, we created our own floor plan with Sweet Home 3D, which we like quite a bit so far. Whether the whole thing is really feasible has to be told to us by a professional. However, I assume that some things will still be changed once someone who really knows what they're doing sees it.

No, but as I said. It’s completely unprofessionally thrown together by us and there are no measurements included. We wouldn’t be surprised if the house ends up looking completely different in the end. We haven’t really had any discussions with an architect yet. The draft shows the house as 10 meters wide and 11 meters long. The roof I can’t manage with the tool. The basement isn’t included because the layout is relatively uninteresting. The bathroom on the upper floor is causing us the biggest problems. We’ll see what comes of it in the end when we actually sit down with someone.

I quite like that. I like the openness towards the kitchen. However, I don't like the storage room being too long - I would sacrifice something there and benefit the hallway at the entrance. I would shift the garage a bit towards the terrace - that way you reach a more sheltered corner. Are you building with a basement? How was that?

Nice that it is probably already a good approach. However, if I make the storage room smaller, I miss it as a wall for the TV board. In the plan, the storage room is about 150x350cm in size. What do you mean by the fact that a shorter storage room benefits the hallway?

The garage idea is actually not a bad idea. However, the driveway will then be even bigger... In the plan, the house is set back 3 meters from the street and the garage 8 meters. According to the development plan, the house must be at least 3m and the garage at least 5m set back.

Yes, there should also be a basement underneath. However, then only a utility basement with a hobby room or something similar. We haven’t thought about the layout yet. I just don’t want to regret in 10 years that I built without a basement. There won’t be much retrofitting possible then.

Maybe it's all a bit too big. We’ll see. Possibly it will end up smaller in the end. Children's rooms of 17-18 m² are already a bit much.
