Single-family house, estimated costs and suggestions for the floor plan

So, let’s be clear so that even the pessimistic gentleman from Saxony understands:

I started here at the beginning, opened a thread due to barely any knowledge in this sector, and wanted to know what a house with 11x8m and DP garage costs and what people think of my floor plan. I received the costs for this and opinions about the floor plan. --> too expensive
Then I set guidelines with costs of max. 230 TEUR and other things. --> doesn’t work (I understood that)
So it turned out that I have to increase the costs significantly, or it won’t work (I also understood that)
I now have an approximate value of what I effectively have to spend. And that’s exactly what I wanted to know. Now I can say yes or no.
If, stupidly, even the guideline is not high enough, I might not be able to afford it anymore and will have to think of something else.

I have received my desired information. So if that still hasn’t gotten through at Musketier in Saxony, I’m sorry.

When Schdin has the contract, it will somehow work out (thumbs up. It will work!).
With this, I am now withdrawing. The wiser person gives in. Especially since I have received the information I wanted.

I am not pessimistic, I just don't like to see anyone run headlong into a trap. I didn't mean to upset you with that. It's just that most builders (like me) initially have ideas that go beyond their own financial means. And then you have to be brought back down to earth.



I, on the other hand, find it reckless to let someone run headlong into a trap with half-truths. If 245,000 € is the price from the builder, then the materials for your own work, consumables, tool purchase/rental, etc. are missing. Besides, 42,000 € of own work have to be done first, and that can take time. What about the double burden with rent during that time? Which heating system is included in the price, garage, landscaping? To make a builder contract comparable to buying a house, the real estate transfer tax on the house is also missing.

The 245,000 or 287,000 € is a guideline, but in the end only half the truth for the overall house building project.

The material is already included in the 245T. We have been in talks with the developer for half a year now before it finally gets started. As I have already mentioned, this amount is the lower limit and open upwards. I don’t let anyone walk into an open knife. Those who read my posts carefully will have understood from what I mentioned above that it is the lower value for the best-case scenario. Heating is included. Pellets.
As I said, the material is already included but it depends on what is installed. We don’t want to create a luxury palace with marble and golden taps. We are aware that a lot of money can be lost on interior work. I never claimed it is a fixed price, but Zeiti wanted a benchmark and I gave him one.
That said, I have to say no hidden costs will come our way, since I also know the people behind the developer’s name privately. The offer is not a friendship price but what anyone else would receive.
Call me naive or whatever, but I believe anything is achievable if you want it. Sure, with an income of 2K net per month you shouldn’t start building a big house, but my partner and I are, I think, well positioned to manage it.
It’s just that some people here don’t ask questions and put things down from the start. Experience is good and all, but just because it didn’t work out for Maier doesn’t mean it won’t work for Müller. Everyone has a different way of life and it was only about the information he wanted. Personally, I talked to the Freuden family and so on before we really started. I think building a house is never easy but doable. Even if it was certainly easier 30 years ago.
We have an appointment with the notary today and will buy our plot of land. With that, I wish everyone a nice week.

But that is already called a developer. Only, the land purchase and the house construction are separate from each other. We buy the land from the municipality where I already grew up, and then we have the developer build a house on it. Or rather, it is not even certain yet what they will build for us because we can still exclude what we want to assign ourselves or do ourselves, and it is also up to us whether to have the materials delivered directly or take care of that ourselves. After the notary appointment today, we have a meeting regarding the contract with the developer. It may also be called something different, I just don't know enough about it.

Then it is not a property developer but probably a general contractor. With the property developer, you acquire a plot of land including the house. The real estate transfer tax is also calculated on the total price. Since you buy the plot from the municipality, probably only the land is subject to real estate transfer tax. If the house construction contract has already been signed, you should be somewhat careful about what you check in the questionnaire on real estate transfer tax.

Thank you but I don't have to be careful because as I said we know each other from before and they won't cheat us. I'm quite sure about that. As I said we've been in talks for half a year and so far no costs have been incurred and they have had enough work with us )

That is indeed a property developer. They also build apartment blocks and then sell the complete apartments. It's in the countryside and then there is also the possibility to only buy the house from them and they will put everything out to tender. In this case it's then mixed for all company...
