Single-family house, estimated costs and suggestions for the floor plan

Secondary building costs largely depend on where the construction takes place, what is already available, etc... I am assuming around €55,000 - around €65,000 (land register entry, property tax, notary, ...).

What would interest me about the floors: is the roof considered an extra floor? In my parents’ house, the so-called "attic" only has a gable height of 1.30m or 1.40m. In other words, just a small storage room without standing height (I wouldn’t need more). So if the roof had a regular room height of about 2.50m, that would be too much for me and I probably wouldn’t be allowed to build it. But that probably depends on the respective development plan...

I would need a basement, ground floor, upper floor, minimal attic.

No, additional construction costs include costs that depend on the construction, e.g. excavation, construction power, etc. Notary and land... are not included. Additional construction costs can be as high as €20,000-30,000.

You don’t talk about the attic, you talk about floors, or full floors. You have drawn 2 full floors. That is not allowed everywhere. That is regulated by the development plan.

What you need mostly doesn’t matter anymore. What counts is what you’re allowed and what you can afford.

But you do know what you write in the individual posts, right? Either you want to stir up the forum a bit here or you are naive?

€230,000 minus additional construction costs of €55-65k (your figures) results in €175k or €165k for the pure construction costs. Given the wishes you expressed in your first post, I would say that you will barely get the shell construction done with that. Even with the €325k from Schubert79 you won’t manage, because your equipment wishes are too cost-intensive. And even if you "only" officially award the shell construction, materials also cost money and the friendly craftsmen certainly won’t work entirely for free out of pure love for you. The next question must be: Are you a craftsman and do you even have the time to make a shell construction habitable?

I don’t want to stir up the forum here, nor step on anyone’s toes. Nor am I naive.
The fact is that I currently have absolutely little knowledge of the whole matter, but I am extremely interested in it.

To satisfy my curiosity and increase my level of knowledge, I am active here in the forum. Unfortunately, I can’t simply talk about this with my mother (the expert) at the moment.

I don’t want to slap down a super huge dream house on the earth, but rather create a home for my family and leave it to my heirs (in 50 years, if that’s alright).

It must be doable to build a small house for such a large sum of money. Or not. And that’s exactly what I want to at least somewhat find out here.
After all, I have already received some highly useful information here in the forum (also in this thread, which some may see as a waste of time because of a "naive" thread creator --> I really don’t want to "step on anyone’s toes" here).

BTW: If my parents could build such a cabin in 1987 ([800m² Grund; Keller: Naturkeller, großes Büro, große Werkstatt; Erdgeschoss: Wintergarten mit Solar-Anlage für Brauchwasser, Waschküche, Speis, Gästezimmer, Wohnzimmer, Esszimmer, große Küche; OG: 2 Kinderzimmer, 1 Elternzimmer, großes Bad, Abstellraum; halbes Dachgeschoss]) with a covered parking space, paved driveway, terrace, etc. for 500,000 Deutsche Mark, then a small house with about 350m² of land for a total of about 350,000 € ([684.540,50 DM]) should at least be possible, right? Especially since construction technology and everything else have probably improved significantly in these almost 26 years. Therefore, the "expensive" construction method chosen by my parents back then should probably be somewhat cheaper now.

In 87, the pretzel was 50 Pfennig, how much does it cost today? Well, for us 70 cents.

The construction method back then was not more expensive than today's. Today, expensive materials, high labor costs, and high energy costs for material production are involved. You have to insulate today and buy expensive windows.

You can build for 350,000 €, just not the way you plan.
