What I found very quickly: The regulations of the city of Marktobersdorf regarding garages / parking spaces. They are on the city’s homepage. There you can already see what you may build up to the property boundary. Unfortunately, your city has not yet put the development plans online,... For us, this is now standard – you can view the development plans free of charge online (with the applicable statute). You can simply google what counts as a full floor. As far as I know: If at least 2/3 of the area has a room height above 2m. That means a gable roof often does not have 2/3 full floor – a city villa usually does. The development plan specifies which roof shape, slope, and development are permitted. Therefore, in my opinion, it is sensible to first have a plot of land and then look for a house.

If you build your house pretty compactly (without a basement) and with A LOT of personal labor, you might manage it. A basement already costs around €30,000 - 50,000, the conservatory about €15,000 and up, I don’t know about the balconies now. I myself inquired about a conservatory from my uncle, who works for a conservatory manufacturer. Our planned conservatory was smaller than yours, and there was supposed to be no balcony on it. And he gave me a rough estimate of €12,000. And that was a price "between friends."

So: a house with about 130 sqm, 1 1/2 stories, gable roof without balconies and no additional space above a garage, COULD be within the budget (with appropriate personal labor).

Regarding personal labor: it doesn’t save that much. As a DIYer, you need much more time, accordingly pay rent longer, interest during the waiting period or already the repayment of the loan for the completed trades.

Sorry for bringing the past to light. But sometimes you have to do that so you don’t forget more important things. By the way: I can still remember 70 Pfennig for a pretzel (also called Brezga in dialect. That's just how it is.) in 1995 in elementary school. Prices here are now between 40-60 cents. Pretty steep...

But back to the topic. Unfortunately, I haven’t been able to access the last page of this thread since yesterday evening. Now suddenly it works again. I have now taken some hints and suggestions to heart and planned further. In my opinion, something quite cute has come out of it. Of course, it can still be improved.

But see for yourselves. And right away: nothing here is perfect! It’s just supposed to be an approach. On the upper floor, there is relatively little height at the roof sides. I would theoretically have to raise the wall height a little. But I simply can’t make it perfect on the fly.

You can save the time for your planning. If only €230,000 are really available, 150m², a basement and a garage are not possible. So first clarify what you can afford.

So now let me give you something to compare. The house is roughly in line with what we planned. We are building in BaWü and our house has 142 sqm. The turnkey price is 287,000 through a developer. After deducting the costs for the interior work that we do completely ourselves except for heating and screed rough plaster, we are at 245,000 depending on the materials used. Material costs and everything else are already included. The 245,000 is the lower limit, of course, there is no upper limit!
