Oh this price estimate, something is really wrong! Maybe it's a shell house???

For that (400k€) I can get just 140 sqm with a basement in/around Nuremberg. Just as a reference for you.

I don't know who you fell for, but if you don't have endless buffer, you are throwing your life away right now (either financially or through personal effort) and I'm not just saying that, I give you a guarantee on it!

Based on the keywords: After the sauna, I would like to use the balcony for cooling down, for example (there are no houses next to us on the south and west sides). Sry I will not upload a site plan. The floor plan alone is to be discussed. The bedroom is only a walk-through room for the parents. We actually like that there is a separation. The walking paths to the kitchen are there, yes.... but I enjoy going through the beautiful gallery.

Well, if we don’t know what your property looks like, it’s hard to give many alternative tips. The site plan doesn’t have to be from Google, but can be a sketch with measurements and indications of what is on the right and left. Wg. anonymity.

Walkways in the kitchen, for example, are also not ergonomic. The path from the kitchen to the grill terrace is a slalom around the seating furniture.
The east side lets little light into the large room on the ground floor.

The balcony is quite far from the sauna area and you first have to go through the dressing room and bedroom.

What separation? Passing by the bed repeatedly, where the partner might still be sleeping, can hardly be called a separation.



But not if you have to pee and downstairs is occupied. Then just fleece your upper floor so you can clean up the mess.
Probably the kids' bathroom will be used all the time then. I bet on that!

The price is unrealistic, unless the construction company is from an acquaintance who somehow makes it cheaper, then you are lucky, others pay 500,000 euros for it. The upper floor is not well thought out, the partner who can or wants to sleep longer will be disturbed because the other goes to the bathroom or dressing room and back again. Maybe you currently get up or go to bed at the same time, but that can change over the course of life (for example, with children). I would make the parents' area accessible from the hallway through the dressing room, so the partner can go to the dressing room or the bathroom as often as they want without disturbing anyone in the bedroom. It could also be that the children later want to use the sauna at some point. In the kitchen, I would rather plan a freestanding cooking island, otherwise a huge empty space will form in the middle of your large kitchen and you will have to walk far, which is very impractical, and it also looks more modern with the cooking island (if desired). Your window dimensions seem very strange to me, are the sill windows only supposed to be 1.135m high? You surely planned tall rooms, that definitely has to be considered with the room size in the living area, otherwise it doesn't look good and thus the windows also have to be high.
