I am concerned with nothing else, and as you already write:


This is exactly what arouses my regret. I gladly allow more space for more living value, but in this case, I see only empty calories arising from the inflation. And for the 170 sqm generated by the living-value equivalence, one could actually build 170 sqm, which would mean 80 sqm less effort, for which one either wouldn't need the buddy price or would keep the money in the pocket.

But now stop, lest it still becomes 240k€ for 170 sqm of living space with kitchen, garage, floors, luxury bathroom, and turnkey! :-p

Your budget doesn't fit. Your smug "you are all idiots I have good connections" attitude doesn't fit. And the earthworks might be available for a taui maybe? Your concept is a castle in the air from start to finish. And quite naive.

I also honestly believe that two confusions are adding up here: gross / net and material price / total costs.

Well, if I were you, I would visit some show houses and compare the sizes of the rooms. These enormous areas also have to be maintained, heated, etc.

For many, a children's room size of 15-18m² is already sufficient. You alone have a dressing room that big. With the area of the bedroom + dressing room, a large bathroom with a sauna would also fit.

We built somewhat bigger than originally planned and are now at just under 170 sqm instead of the planned 150 sqm. We are now getting to the painting work and I estimate my total costs at the moment to be €250,000. Without the outdoor area, without exterior plaster, and without new furniture. Except for the kitchen, which is included. However, in the end, about 60% of that will have been done as DIY. Without DIY, it would have easily been €450-500k.

The poor mom already has a hard time in the tidying-up discussion, one is only grateful for so much space in winter; during outdoor playtime, it just gets cluttered.
