I have not read the 11-page conversation and the statement may be repetitive:

The rooms are uncomfortable. A 37 sqm bedroom? What do you do at night?

An almost 100 sqm living-dining-kitchen area? You can easily get lost and have to shout for my partner in the other corner to hear me.

Sorry for the blunt and ironic questions, I am exaggerating.

It is not cozy, just big. Not feasible for the stated budget of 400 TEUR.

Regardless of the size of the individual rooms, the floor plan is really nice. I can imagine it well. Just as I said... too big. This is how I used to build houses in "Die Sims" when I was a child.

Self-taught and confirmed in conversations with other builders:

Rule 1: Never involve the craftsman from the family, good friends, or good acquaintances for entire trades.

Putting pressure on them (because deadlines are not met), pointing out defects, withholding money, changing the craftsman for the next partial trade... all suddenly very difficult... In the end, not even significantly cheaper. You only believe it when you have experienced it yourself.

My neighbor assigned painters to the family months ago. Suddenly, the painter now has no time when it’s supposed to start. Kicking the family to the curb is not something I do.

Of course, the budget was not considered in the financing. A stupid thing.

You might think, how much can a little paint and wallpaper cost. It costs so much that it hurts, quite simply. The entire house, 3 floors, priming once & painting twice + filling ceilings is not something you just do, and if you want to move in next month like in his case, even less so, because the floors were already planned by the builder in EL.
