Exactly that huge bedroom should be shared. The children's room would then border the parents' bedroom exactly. In the drawers, I would want to store drink crates. A door to the kitchen from the gallery sounds reasonable.

In a new building, you don’t plan a technical room like that, unless it is a 120 sqm house. Then plan a proper staircase to the attic if that is your only storage room. Immediately put in the wall for the second children’s room. Make the bedroom cozier and there won’t be any mess later. It’s better to place the children’s rooms.

Offers at that price. Have the offers checked. Positions are missing or they are based on the grandfather’s data from 1950.







Regarding the ventilation system


You can easily reduce to 200 sqm without any disadvantages

Sometimes you think as if you are building 100 sqm [Getränkekiste] in the kitchen [Vorrat für eine Feier Flur oder Terrasse?] Laundry is hung up by the man in the evening or the woman takes a stool

Of course, it can be reduced, but why should it? Budget-wise, everything is fine. Space can be used wonderfully in many different ways.

So, to summarize:

- Door to the kitchen from the hallway.
- Possibly a pantry (in the relatively large kitchen, in my opinion, there is plenty of space even for parties, which are the exception)
- larger utility room
- larger children's bathroom
- wall for 2 children's rooms to be built from the very beginning (could be used as an office)
- "reasonable" staircase to the attic?

No retractable staircase, but a normal one like from the ground floor to the upper floor. Have you ever hoisted a bulky, heavy box up a retractable staircase?
