Single-family house cube without roof with full floor

Hello dear ones,

I will probably be building a house with my family starting in the spring, but unfortunately, the floor plan is a very difficult matter. I never would have thought that. Above all, it no longer fits with our ideas. We have about 100m2 of green strip on the property that we unfortunately are not allowed to count towards the floor area ratio. Another long story...

Property 585m2
Floor area ratio 0.4
Plot ratio 0.2

Therefore, we are only allowed to build 95.26 m2 of floor space on the ground floor in total. So maybe in total we will have about 150m2 of living space. And now follow my floor plans.

The kitchen is sometimes with an integrated table on the cooking island and sometimes without. Thanks for your opinions and tips.

Floor area ratio and plot ratio are actually correct like this?

Floor area ratio 0.4 with an accountable 485 sqm plot = 194 sqm buildable area (simplified)
Plot ratio 0.2 with an accountable 485 sqm plot = 97 sqm floor area of all full floors. But I see one full floor as upper floor with you - the roof slopes are missing there

Someone simply confused 0.2 and 0.4. Floor area ratio 0.2 Floor space index 0.4

Dear please fill out the questionnaire and everything else. If we have to extract all the information from you now, then we are on page 4 and the thread has fizzled out.

Nordannay, I confused that. We are allowed to build 2 full stories. And there are no roof slopes because it is supposed to be built with a flat roof. Or what do you think?

Bold floor plan, bold idea with the wall thicknesses. I always calculate with 38cm exterior walls. If these are shell construction dimensions, then the passages in the kitchen are too narrow. Is the asymmetry intentional? More to follow once the site plan is finished.
