It is such a big house and inside there are so many small rooms that it really hurts in the heart. It is a labyrinth! You can only get to the bedroom and the bathroom through the walk-in closet? I would completely omit this room and instead enlarge the kitchen and the bedroom.

The guest toilet is really very small, definitely plan it bigger!

The distance from the couch to the TV max. 3.80 is too short... no large couch fits there, and it will be tight with the coffee table in front as well.

Of course, it has to please you, but reconsider whether you really want the box system in the house like that

Not so bad for a first draft, I think. Whether it is really worth tinkering with it, however, is doubtful. I would first swap the stairs and the technical room and attach the utility room to the technical room. Then at least the separation is easier. But the bathroom situation by the terrace remains strange. Possibly one enters the pool or something similar from the sauna. If not, the bedroom usually lies in that position. Also, so far not even a toilet is integrated. So the question remains whether to continue with it or rather ask an architect.

The separation between the ground floor and the upper floor is as shown in the plan. We would like it so that you don’t have to go through the dirty area to get to the upper floor.
In general, the glass doors between the entrance area and the living room or the windbreak and entrance area have not yet been installed.

About the bathroom: that is exactly the plan, a large glass front with a door to the terrace so that you can lie outside after the sauna session.

The property is the last one and a small forest is located a few hundred meters away. From that perspective, we imagine it to be very nice.

Who is supposed to live upstairs later?
Carrying dirty laundry through the living room is really a disgrace for a new house. It's also not very pleasant when the washing machine rumbles along to Mozart from the hi-fi system. You can't build the wall thick enough so that you don't hear it. Others simply build an extension next to the entrance for technology & co if there isn't enough space...

If you are determined to design the house so that it can be separated into two different residential units, then Kaho's suggestion regarding the staircase arrangement makes more than sense.

Do not rely on the fact that nothing will be built in front of you. I know some people here who were still celebrating their unobstructed (!!) beautiful view 20 years ago and now live in row 5 or so... When they built there, they said: there will definitely never ever be any construction there! Nothing is as certain as change.

Or you put the whole thing in the basement under the carport if it absolutely has to be the basement outside. That's how my aunt did it. The heat pump is in the basement, which can only be reached by an outside staircase.
