Do different distances apply for the house than for the garage? ????

It is like this with us. The house may only be 3 meters from the street, but the garage must be 5 meters away from the boundary so that there is still a parking space in FRONT of the garage. Because many misuse their garages as basements and then park the cars on the street, and this is meant to prevent that – so that the cars don’t end up standing on the street.

Hm... The thing with the entrance and the utility room on the upper floor could possibly be changed with a different staircase. If it were a quarter-turn staircase again, the bathroom could be made a bit narrower (towards the hallway) and a room could be added in the north next to the stairs.
I’ll check with our staircase builder again.

I would be interested to know if and how this will develop further. I am currently working with my developer on the final floor plan, and it could move exactly in this direction in terms of room layout.

So as a new member , you see that a house design is always linked to the plot of land, so general answers and transfers from outside to inside are very difficult to do. I do hope that your builder includes the plot of land?

Maybe it is no longer of interest, but: Our (purchased and not planned by us) house has a very similar floor plan. The upper floor is completely identical, the dressing room is a work corner for us. The ground floor is mirrored, and since we have a basement, your utility room = our office and your office = our kitchen (open to the living room with French doors). I find our floor plan almost perfect for 4 people. Only the hallway is too narrow for me. You cannot greet or say goodbye to another family together without crowding. And shoes should have a place near the door, otherwise dirt is actually carried far into the ground floor. The living room across the entire width of the house with windows facing south is great. And the clear layout on the upper floor is simple, timeless, and functional. I also do not find the bathroom too big. We are happy about that. Apart from the fact that I would never build without a basement, I find your design very practical for everyday life and appealing.
