I have to bring up the topic again because we are currently negotiating a property with the grandparents nearby: (South BaWü)
The plan is to reduce the living area to 140 sqm due to the low land costs and add a basement underneath.
(No waterproof basement, no living basement. Only for TECHNICAL/utility room, small office, and storage room)

What do you think, or have I forgotten something?
Honestly, I can hardly believe the basement.
We have a 70k basement and 20k earthworks (basement floor area just under 80 sqm).
The variant with 160 sqm without a basement should be cheaper if the plot allows it.
Do you have an offer for the 1k energy consultant? Depending on the service, that's inexpensive.
Are notary fees/land registry fees also included for the mortgage?
Have you asked the municipality about connection costs?
For us, that's well over 8k.
Water, insurance, and construction electricity for our neighbors were 5k; for us, thanks to a free construction power box, probably 4k will be enough.
Also, a buffer for other possible incidental construction costs like e.g., energy costs during heating phase, fuel costs for construction site trips/sampling, construction toilet, construction fence, bridging interest...
The chimney also seems cheap to me.
For us, just the chimney with the flue already costs nearly 10k. That doesn’t even include the stove.
The exterior is budgeted very low. For terrace, paths, driveway, hedge, the materials will hardly be covered. We only did the subsoil/earthworks simultaneously with the house construction and that already cost 3k for the removal of soil and delivery of gravel. We compacted ourselves.
And with 300k for the house, probably not many extra wishes are possible.
Overall, everything seems rather tight than generous in budgeting. But we are planning with a similar total sum (albeit with a lot of own work) so hopefully the rough scale is correct already.
