If the stairs are not designed to be open, you could install a door in the kitchen area and build a cabinet under the stairs. Otherwise, groceries can be stored in the storage room. I find the way from the kitchen to there still okay.

The upper floor will definitely be optimized. I will report :)

Depending on where we place the house/garage, of course, it won’t be so nice for him. However, we have initially promised him that he can continue to use the garden shed in the eastern part, even if it is on our property. It’s a bit out of the way anyway.



Partial use as a living basement is even planned. At least in the part that protrudes into the garden. Planned now is a fitness room/office as well as a small WC for the garden. The idea of accommodating one or two children’s rooms plus a bathroom there wouldn’t be bad either. We will incorporate the idea :)

I have sketched it out. The red area is up to 2.5 m deeper than the ground floor. Either put a partial basement underneath or have extremely strong support walls.

With the living basement, the height of the house will probably become critical?

Anyway, with the budget as well.

The idea of the old house nestling against the slope is understandable. Actually, the house should be rotated to the contour line.

Amazing! Who is supposed to maintain that? :) Large properties of course offer great design freedom.

As of now, it is planned to cellar the entire ground floor (except the living area). That would fix the height of the house as already shown in the 3D drawings. The basement would simultaneously serve as the terrace floor. To maintain a living space character, the ceiling height in the basement would, of course, need to be at least 2.5 m. But that can be achieved accordingly, if you possibly dig a little deeper. I am not a fan of retaining the plot in any way. You simply have to build with a (partial) basement! Rotating along the contour line would, of course, mean opening the building towards the west and thus orienting the view more along the street running along the property boundary.

Hey, of the 2,700 sqm about 1,200 sqm is forest. It is located more or less on a complete steep slope. That has nothing to do with maintenance. You leave it to nature (we probably aren't allowed to do anything there anyway, as it is under nature protection). Maybe occasionally trim the borders a bit. So after building the house, there might be about 1,000 sqm of garden area left.

We still don't want the classic English lawn. It should be fairly natural. With a wildflower meadow, etc.

Of course the property will require more effort than the average plot. But since we also enjoy gardening, that (for now) won’t be a problem. As we get older, of course, the situation could turn against us.

I would try with your architect to find a floor plan for flexible use of the basement/upper floor. If the children are small (<7), I would like to have them on my sleeping level; at that age, two children can also share a room (and the basement becomes a playroom). Later, the teens have their own space in the basement, you have your peace in the upper floor and a nice additional room. If the terrace is also cellared, your basement will be huge! Then there is significantly more space than just for fitness/office/small restroom. (Oh yes, the basement will also be expensive.)
