Do you mean the kitchen and terrace etc. for €20,000? That is of course a value that cannot yet be indicated 100%.
Since the planning simply is not there yet, I was given a value of about €20,000.

The fact that you receive two invoices does not necessarily mean that it is not a tied sale. This approach is quite old-fashioned.... and the tax office is not staffed only by beginners and apprentices. So I would be careful or accept the fact that taxes will be due on everything.

Has the architect already told you his costs? They can easily be 10% of the construction sum...

Be careful not to end up in hot water. The tax office is not stupid, and I consider it highly risky to naively contract with a noname architect. Normally, the architect should be your closest confidant during construction, but here he seems to be in cahoots with the "broker." This strongly smells like shady businessmen trying to make a quick buck off unsuspecting laypeople. Maybe I'm seeing this too pessimistically, but in any case, my alarm bells are ringing about your project. So please take care of yourselves.

First of all, I assume that the real estate agent, who belongs to one of the largest companies in Europe, does an honest and trustworthy job.

Currently, an offer from them can also be seen on Immobilenscout with a still available plot.

There, the plot of 500m² with a house of high quality is offered.
