If the corresponding property is purchased and for some reason, let's say job loss or Corona, we CANNOT start the construction. Will then "only" 95% of the market value be refunded and/or a penalty of max. €20,000 be imposed?
Additional costs, surcharge for special features and requests (!!!), as well as outdoor facilities and kitchen, I consider to be calculated too low.

Plot 500m², without basement, 140m² living space. We will probably come to around €650,000.
There is still so much missing in the calculation.... What about painters, flooring, bathroom fixtures, lamps, insurance, various other incidental construction costs? The 5k€ for the exterior facilities won't even be enough for the material. If it's tight anyway, I would think about that very carefully.
Go to GUs and see what they say. I think you can still save a five-figure amount.
Sure, it MAY be justified that such an architect gets that much. But on the other hand, if you run into a less talented one, you have the crap on your shoe...
