As for Lower Saxony, you are still under 2000€/sqm ...

As explained earlier, there are hardly any regulations in the BP. And these do not apply to us (10m height, 50° roof pitch). I also offered to stop the BP. Optional, we found it nice since laundry mostly accumulates in the bedrooms and in the bathroom. We have 25cm of brown sand, then yellow medium-firm to firm. Okay, what should one expect? They are purely for material. I already wrote that. We have sampled bathrooms; we generally build without a bathtub if you mean a standard tub. I (still) don't understand that? We have not had the contract checked yet. That will come after architect -> statics -> calculations -> revised offers

Just take a look in the [Baukosten] section. Keep in mind that prices will also change in a few years, so just add about 30% to the contributions from 2014. Furthermore, [bauseits] still means not included, so it will come on top from the builder. It should be noted here: if you are planning separate apartments, then you need a bathroom instead of a toilet on the ground floor, the bathroom should also be barrier-free? Size-wise? Never build without a bathtub, even if you don't currently need it. At some point, you will need it. Basic alternative: simply install a stairlift later.

Take the time you need. The plot is not bad and something with a nice orientation should be possible.

What is important now are clear goals: second apartment yes or no. Home office? Then a door would be useful (your last suggestion).

5 rooms and 150m2 are nothing extraordinary and I would first look at standard floor plans online and see for yourself how things fit on the plot. If you find something there, you don’t need to bother with an architect.

I would position the house as far north as possible, even at the expense of the car(s): e.g. second/third parking space south parallel to the street and a carport for only one car width. Is the carport allowed on the boundary?

My first idea for the orientation would be to orient the narrow gable side towards the street, as in the site plan. Front door and staircase in the north. Long driveway in the north, carport far right immediately after the front door in the northeast.

If you rotate the house, the plot is better utilized as you have recognized, if I understood you correctly, but the floor plan might become more difficult and the orientation towards the sun suffers, also in the garden in the evenings. Both ways are possible. Play around with rough sketches, a shoebox, and your desk lamp as the sun.

Costs: don’t let yourself be driven crazy. First plan the floor plan.

Architect’s design: set it aside. Nevertheless, one objection: ceiling height on the ground floor is too low compared to the upper floor, floor structure on the ground floor is also too thin if there is no insulation under the slab. That could cost more room height and would be annoying if noticed too late.
